Prime Minister Abiy Ahmed has announced that several modern shopping malls are currently under construction in Addis Ababa as part of the government‘s broader effort to strengthen Ethiopia’s tourism industry. Three to four of these malls are expected to be completed and begin operations in the coming year. The malls are being developed to internationally competitive standards, incorporating modern architectural designs and world-class facilities. Once completed, they will significantly transform Ethiopia‘s retail landscape, positioning the country among Africa’s leading destinations for high-quality shopping mall infrastructure.
Major projects already underway include the La Gare project—a 360,000-square-meter mixed-use development featuring more than 4,000 residences, retail outlets, offices, and four- and five-star hotels. The project includes a 30,000-square-meter apartment and shopping mall complex with an investment of 50 billion birr. In May 2026, Mayor Adanech Abebe inaugurated the newly built Adwa Shopping Center and Transport Terminal in the Piassa district, featuring more than 101 retail shops, two-level underground parking, and modern amenities. The Ethiopian Airlines headquarters project—a 33,560-square-meter, six-building complex developed by CCECC—is also approaching completion.
Ethiopia‘s construction industry is expected to grow at an average annual rate of 7.8% from 2026 to 2029. With this unprecedented wave of commercial development, the demand for reliable, climate-adapted steel structure solutions has never been greater.
The vast day-night temperature differentials and concentrated rainy-season rainfall present the primary obstacles to project construction and envelope protection. Addis Ababa experiences dramatic temperature swings—warm days followed by sharp nighttime cooling. The year-round cycle of thermal expansion and contraction continually stresses steel joint connections and envelope seams, frequently causing sealant layer cracking and reduced panel fit. The local UV index remains in the extremely high range year-round. Intense UV rays continuously strike exposed steel frames, roofing, and cladding surfaces. Standard thin-film anti-corrosion coatings rapidly age, powder, and fail. Once the protective layer is compromised, the highland‘s alternating wet-dry conditions accelerate steel oxidation and rusting—not only compromising the building’s facade aesthetics and reducing the commercial property‘s perceived quality, but also progressively weakening component load capacity and increasing long-term refurbishment and maintenance costs.

Modern shopping malls require open, airy atriums, continuous retail circulation, and unobstructed customer flow—demanding ultra-large-span column-free steel structural systems. Such structures feature dispersed load points and stringent overall deflection control standards. Conventional civil steel frame designs lack sufficient stiffness, making them prone to slight roof deformation and uneven load distribution. These systems cannot accommodate the long-term high-frequency service loads of commercial buildings, creating hidden structural safety risks.
